This page is to remind you of a few things you need to do as you move in to one of our rental units. This information is covered in our new tenant orientation meeting when you sign your lease.
Utilities – Before you move in, you need to establish accounts for the utilities for which you are responsible as outlined in your lease agreement. You can accomplish this in advance by contacting the utility provider and telling them to put the utilities in your name as of the beginning date of your lease agreement. DO NOT PROCRASTINATE. Many utility providers are closed on Fridays. You will be disappointed to show up to your rental unit with your moving truck and find the water shut off or to come home from work one day to find you are without power.
You must email or call Home Basics Real Estate to confirm
that you have successfully established all applicable utility accounts in your
name.
Move-in inspection – It is your responsibility to thoroughly inspect your rental unit BEFORE you move in for damage. Document any stains or rips in carpet, holes in the wall, scratches in the trim, etc. You can download a move-in inspection form or type one of your own. WE HIGHLY RECOMMEND PHOTOGRAPHS of damage. Submit a copy of the move-in inspection form as well as copies of all photos to Home Basics Real Estate.
This is the only way to protect yourself from being blamed for damage you didn’t do.
File Lease Paperwork – You will receive a copy of all lease paperwork as well as several forms you will need during your tenancy with us. File this paperwork in a save and accessible place so you can refer to it as needed.
Mail Box Key – Many of our rental units receive mail in a neighborhood or property postal cluster box. For your protection, you need to contact the post office and have them re-key the box for your mail and provide you with a key.
Online Bill Pay – Many of our tenants set us up as a payee on their bank’s online bill pay system. Use the following payee information:
