Philosophy

Because many of our property management clients are our real estate sales clients, our management services, fee structure, and philosophy are designed to keep them happy so they will continue to buy and sell properties through us. As we have grown over the years, this approach and mindset benefits all of our management clients. We realize many of our clients have strong relationships with other Realtors (several of our clients are Realtors themselves). We respect those relationships and encourage loyalty, especially since many of our management clients are referrals from other Realtors. By running our management services though with this philosophy in mind, we go the extra mile and spend the extra time and effort to make sure our clients are thrilled with our services. We want each of our clients to be raving fans, whether or not we earn their real estate sales business.

Units / Manager Ratio

Aside from incompetence, one of the main reasons for poor service in the property management industry is the high number of properties assigned to the care of each property manager. Customer service decreases as the number of units per property manager increases. It also causes “burnout” and accounts for the high turnover in our industry. As we continue to grow, we are careful to find the right balance, the right unit-to-manager ratio, so your properties and tenants receive the care and attention they deserve. For us, this ratio is much lower than our competitors and we intend to keep it that way.

Tenant Care

Our company is successful at retaining great tenants year after year, thus reducing costly and unnecessary vacancies. How? It is really not that difficult when you treat tenants like customers. By responding to maintenance and other needs in a timely and professional manner, tenants feel valued. Our tenants know they will be treated fairly and with respect. For those tenants desiring to buy a home in the future, we offer them a unique down payment assistance program tied to their performance as tenants.

We Own Rental Properties Too

We understand the challenges of owning rental properties. Because of this perspective, we really can say that we manage your properties as if they are our own. The decisions we make on your behalf are the decisions we make for our own portfolio. If we wouldn’t put a particular tenant in one of our rentals, we certainly wouldn’t put them in one of yours. This perspective influences all of our decisions and serves as a guide to the way we do business.

Home Basics Real Estate is well connected with professionals from all sectors of the real estate industry. Obviously, we have excellent handymen, plumbers, HVAC contractors, sprinkler contractors etc. that conduct themselves with honesty and who give us special pricing not available to the public. We also work with mortgage loan officers, general contractors, insurance brokers, title and escrow companies, appraisers, home warranty representatives and more to make sure all of your real estate needs are met. Should you need a referral for a particular situation, we would be happy to recommend someone who can provide you solutions. These individuals don’t work for us nor do we get any kind of financial remuneration for referring them to you. We just know they will do an excellent job.
